Harry Stevenson is our Western Suburbs agent who has recently just bought and leased a property in Nedlands. Today, we sat down for a one on one with Harry to discuss this process and how he accomplished such an incredible result for the buyers.
ONE: Can you walk us through the process you used to identify and purchase the property for your client?
“We met the clients through a Dalkeith property I was selling; they were an Australian couple based overseas and in their early stages of investigating the Property Market.”
TWO: What considerations did you have to make when stepping into the role of Buyers Agent?
“The brief was for a property that was an investment, but could eventually double as their family home if they decide to move to Perth. So we were looking for a property that represented value for money but also be located close to parks, golf courses, schools and cafes to fit their active lifestyle and young family. As the buyers were overseas and are not Perth locals they relied heavily on my guidance to find a property and location that would suit them.
We eventually settled on 95 Thomas Street, Nedlands, just up from the Nedlands Golf Course, Tennis Clubs and Melvista oval and walking distance to Nedlands Primary School for the kids and eventually on the bus route home from high school when they get a little older.
The property is pretty unique, it has 7 bedrooms and a separate connected granny flat. Although the property is very liveable, in the current market buyers are paying a premium for recently renovated and ready to move in properties.
Given our purchasers intend to rent the property for a few years before potentially moving in, we felt the price point represented great value for money as they could complete renovations on the property at a later date once the building market cools.”
THREE: Once the property settled, what was the timeline from buying to leasing?
“The property settled at 12pm. We had the landscapers lined up from 1pm to lay lawn in the front yard. Part of what made the property so unique was the beautiful front and rear gardens lacked any grassed areas and in our view may have turned some potential buyers away – we got this fixed on the day of settlement!
By 6pm we had our first Rental Home Open and Application.
Noelia, our Property Manager, did an amazing job using her international network to line up a group of potential tenants before the property had even settled and after 2 week on the market (and 4 applications later) we leased the property to a local family who are members at Nedlands Golf Club and can’t wait to move in.”
